1.  The first time a potential buyer will see your home is when he or she pulls up to the curb.   This will give the buyer a first  impression of your home aptly named "curb appeal".  It is very important to take advantage of this first impression by keeping sidewalks and driveway free of bikes, toys, trailers etc., maintaining freshly groomed grass and shrubs, and applying fresh paint where needed (eg. garage door).

2.  Again, first impression are extremely important so ensure that your entrance area  is clean and free of clutter.  Often this area requires painting as it is where people gather when coming and going, causing walls to become scuffed.

3.  Nothing helps to sell a home more than freshly painted rooms, so paint what ever needs to be freshened up with neutral colours.

4.  Do all those little things that have been on your "to do list" for months.  Lubricate squeeky hinges, tighten loose knobs, repair leaking faucets etc.

5.  A potential buyer will pay very close attention to your bathrooms and kitchen.  Do your best to show these room as  spanking clean, and inviting.  Removing seldom used items from these areas will make them appear more spacious and inviting.

6.  Your bedrooms should appear neat and tidy, and buyers will inspect almost everything...... so ensure that your closets do not appear over crowded..... remove seldom worn clothing and store elsewhere if necessary.

7.  Keep all stairways free of obstructions so that people may pass up and down safely.

8.  Basements and attics should appear organized and tidy.

9. WATER DAMAGE  is a major concern for any potential buyer.  Stained ceiling tiles or drywall will frighten even the most interested of buyers, so repair and paint all areas damaged by water inside and out.

10. Most of the above point to visuals, however,  you will do well not to forget the other senses.  If you have pets, cleaning the carpets might be a good idea.... let sunlight in as much as possible....maintain a comfortable temperature.... and make good use of what ever ambiance your home posesses... eg fireplace.
